The Draft Upper Hunter Land Use Strategy 2016 has been placed on public exhibition for 42 days and residents are encouraged to attend public information sessions about the document.
The Upper Hunter Land Use Strategy outlines Council’s key land use policies and principles for the Upper Hunter Local Government Area. It identifies demands for key infrastructure and indicates land potentially suitable for rezoning. The Strategy is referenced by Council when processing requests to amend the Upper Hunter Local Environmental Plan.
All potentially affected landowners and the wider community have the opportunity to comment on the Strategy, including the recommended investigation areas. Council has written to land owners within, and adjoining, the recommended investigation areas, seeking their feedback.
This new draft Strategy updates the Upper Hunter Land Use Strategy 2011.
Director of Environmental and Customer Services Mat Pringle said the Strategy itself did not rezone land, but identified land which will eventually be investigated for the most appropriate use and zoning.
“There were many improvements and updates in the new draft strategy including clearer boundaries for investigation areas, more information regarding the protection of Important Agricultural Land and consideration of proposed infrastructure projects such as the Scone Bypass and Scone to Murrurundi water pipeline,” Mr Pringle said.
The draft Strategy has been developed by Upper Hunter Shire Council staff, the Development and Environmental Services Committee and consultants City Plan Services. It has been informed by many existing plans including the NSW Government’s Upper Hunter Strategic Regional Land Use Plan 2012 and Council’s Community Strategic Plan.
Supporting documents – Situation Analysis 2015 and the Investigation Areas Review – are also on display.

Public information sessions on the draft strategy will be held in Merriwa, Scone and Murrurundi during the exhibition period on the following dates:
· Wednesday 24 August 2016 commencing at 6.00pm at the Merriwa Administration Centre, 42 Vennacher Street, Merriwa.
· Monday 29 August 2016 commencing at 6.00pm at the Scone Administration Centre, 135 Liverpool Street, Scone.
· Wednesday 31 August 2016 commencing at 6.00pm at the CWA Hall, 109 Mayne Street, Murrurundi.
